A Special Economic Zone (SEZ) is a geographical region that has economic and other laws that are more free-market-oriented than a country's typical or national laws.

 

As per earlier circular of Government of India (GOI) only new units can open there shops inside a SEZ and old units cannot shift from a STPI park to a SEZ. But recently the circular was modified where an IT company can now freely transfer from an STPI park in to an SEZ but for that companies have to forego the tax benefits as laid out in the SEZ Act.

Master Plan for the Artha Special Economic Zone is designed to provide for humane work conditions along with social & recreational facilities for a population of 25 thousand. The I.T offices are built around a central green space which would be essentially pedestrian. These are built as seven independent blocks which are interconnected and can be approached independently and also built in phases.

 

The hotel complex is separated and would contain distinct service apartments. The hotel complex can be approached independently from the surrounding road. The blocks have a variety of heights ranging from eighteen floors to seven floors and two different floor plates. All the I.T. offices are built around atriums which would give them distinct personality and impressive entrance lobby.

 

Design Principles :

  • Central green landscaped enclosure would provide for seminar, recreational and club activities. All the ground floor atriums would be connected to this activity zone which would form a focal centre of the scheme.
  • Offices are segregated from the hotel and service apartments. All would have a separate entrance as per laws governing the Special Economic Zones. Offices complex has one gated entrance which would have the mandatory customs and excise offices.
  • Pedestrian and vehicular movement is segregated. The road surrounding I.T. offices gives way to the entrance of individual offices which are aligned with the Atriums. It is only through the Atrium that the central pedestrian land scaped green is approached. It may be noted that fire tenders can access all the buildings
  • Adequate parking facilities is provided in the form of a separate parking tower in the processing zone of the SEZ.
  • Urban form is based on building blocks of varying heights which are linked to each other at upper level bridges. The linkages provide for gateway to the inner pedestrian green area.
  • North South orientation and intelligent green design will help lower air conditioning energy requirements and running cost.
  • The central core of the building is an atrium, provides natural lighting and sense of community to the entire office building.
  • The office space is demarcated in distinct zones in a development around a central atrium. The office spaces can be designed with a minimum of structural columns and the internal partition can be changed or modified according to varied requirements.
